April to December, with the strongest manta sightings usually September to November. Outside that window rougher seas cancel boat days.

Is beachfront or overwater better value?

Beachfront, for most people. You get the water, a private pool and more space, generally below the overwater premium — which is paid for scarcity as much as for the deck.

Overwater means a villa built on a jetty over the sea; beachfront means sand at your door; oceanfront means a view from higher ground. All three are marketed the same way and priced very differently.

Overwater villas are the scarcest — a handful of properties on this coast have them at all.
Beachfront gives you the water without the jetty walk, and usually a private pool.
Oceanfront sits on elevated terrain: the best views, the longest walk down.
Ask for the villa number, not the category. Within one property they are not equivalent.

Built out over the sea on a jetty. Swim and snorkel straight off your own deck; private dining served there too. The rarest and the most expensive.

Beachfront

Sand at the door, private pool, shaded cabana, indoor and outdoor living running together. No jetty walk with luggage.

Oceanfront

Elevated ground with uninterrupted views across the Komodo Sea, large terraces and infinity pools. The water is a walk away, not a step.
